From 1st June 2019 no fees are chargeable to tenants in connection with the grant of new tenancies.
A sum equivalent to one week's rent is required by way of a holding deposit to reserve a property. This holding deposit will be offset and deductible from the rent and security deposit sums due at the commencement of the tenancy.
Retention of the Holding Deposit
The holding Deposit is non-refundable in circumstances where:-
The prospective tenant decides not to proceed with the tenancy.
Demonstrably false or misleading information is supplied by the prospective tenants.
Where any of the prospective tenants fail a Right to Rent Check
Where the prospective tenants delay in providing required information to the referencing agency for 15 days or more.
Some of our clients will require an increased rent if they are prepared to allow tenants to keep cats or dogs at the premises. These 'pet premiums' will be disclosed in our marketing information.
A charge of 12 plus the cost of having each replacement key cut will be levied to supply replacement keys in the event that these are lost or mislaid.
We reserve the right to levy a charge of up to 50 in respect of the issue of revised or altered tenancy agreements where these changes are required by tenants, or necessitated by the tenants changed circumstances.
Sandoes are Regulated by RICS, have a complaint handling system in place and a redress scheme in respect of lettings and management via The Property Ombudsman. We also hold client money in designated client bank accounts which are covered by The RICS Money Protection Scheme.
