Hello :)

I am a Housing Negotiator for Capital Letters seeking any 1-4 bedroom properties located ANYWHERE in London. Capital letters is a government funded non-for profit organization which has been granted a £38mil loan to secure 20,000 properties by 2020 for London Council. Our aim is to reduce the amount of time social housing tenants spend in temporary accommodation by provide more affordable living within the private sector.

What we do:

-Work in partnership with the London councils to seek suitable private rental 1-4 bed accommodation for suitable tenants on social benefits. We currently work with 17 members which will steadily increase (Brent, Ealing, Westminister, Camden, Waltham forest, Hackney, Haringey, Redbridge, Lewisham, Bexley, Enfield, Tower hamlets and others)

Process:

-Provide all safety certificates
-Organise inspection of property
-Add property to the CAPS system (member boroughs will be able to access property profile and if they require it they will accept it from their end)
-Council who has accepted will be in touch to arrange suitable tenants to view
-Once a tenant is found, AST signed as per a standard private tenancy.
-Tenant moves in (as to the date you both agree)
-Incentive will be paid within 7 days of tenant moving in
-Tenant will pay 1 month in arrears.

Cash incentives:
£1000-£5000 paid PER UNIT which is dependent on size.
1 beds-£2000 max for the 2 years
2 beds-£4000 max for the 2 years
3/4 beds-£5000 max for the 2 years

Rent:

Rent on the AST agreement to be at LHA rate or lower. (For LHA rates please refer to Direct.Gov site and enter the postcode with the size of the property)

***As of May 2020 LHA has increased so I would advice to check how much this could be for properties of in your area.

Example:
2 bed in Brent (North-West) the landlord would receive £1565pcm (lha rate) from the tenant whether it be a flat/house.
1 bed pays in Newham (East) is £1047pcm (lha rate)& 2 bed pays at £1299pcm (lha rate) which is pretty much market rent for a lot of the areas.

The £1000-£5000 per unit cash incentives will be paid within 7 days from date the AST has been signed by tenant and Landlord/Agent.

For 1 year agreements HALF the cash incentives would be offered.

What we require from you to put forward your property to the local councils:

-Safe and secure property
-2 year agreement with landlord
-Bedrooms to be of 6.5msq min size
-All certificates up to date
-Rent the property at LHA rate or lower.

Tenants:
All tenants will be on social benefits whether it be Housing benefit or Universal Credit. Some will be working, some may not. Affordability checks will be done before put forward as suitable by the councils as also mentioned below. Tenants tend to be a single parent and 1 / 2 children.

Direct payments to landlords:

As the tenants will be classed as 'Homeless Prevention Cases' direct payments can be set up to be paid to yourself. This option is not 100% guaranteed but as they are homeless prevention cases you will have a good chance of it being granted. More more details please refer to direct payments on the Universal credit website. Most tenants will be working

As a condition, all tenants sent by the councils will require the following to be clear before placing into accommodation.
- Checks for previous ccj’s
- Any previous rent arrears
- Antisocial behavior background checked
-Affordability checked
