Hiya,
I am a Housing Negotiator looking for 1-4 bedroom properties located ANYWHERE within London for Social housing tenants. We will offer LHA rate + cash incentives per unit (local housing allowance). For exact LHA rate that can be offered please visit the gov site. The more properties we can procure at any one go the better.

Capital letters is a government funded non-for profit organisation which has been granted a £38mil loan to secure 20,000 properties by 2020 for London Council. Our aim is to reduce the amount of time social housing tenants spend in temporary accommodation by provide more affordable living within the private sector.

Landlord/Agent will be paid the Local Housing Allowance rate (LHA) for that area. They have recently increased so I would advice to check how much would be paid for properties in your area. For example for a 2 bed in Brent (North-West) the landlord would be paid £1565pcm whether it be a flat/house and in Newham (East) a 1 bed pays £1047pcm/2 bed at £1299pcm which is pretty much market rent for a lot of the areas.

We will pay you £2000-£5000 per unit 7 days from date the AST has been signed by tenant and Landlord/Agent.

What we require from you:
-Safe and secure property
-2 year agreement with landlord
-Bedrooms to be of 6.5msq min size
-All certificates up to date
-Rent the property at LHA rate or lower.

Direct payments to landlords-
As the tenants will be classed as either Homeless/vulnerable direct payments can be set up between the council and yourself. More more details please refer to direct payments on the Universal credit website.

Tenants-
As a condition, all tenants sent by the councils will require the following to be clear before placing into accommodation.
- Checks for previous ccj’s
- Any previous rent arrears
- Antisocial behavior background checked
-Affordability checked
