APPLYING FOR THE TENANCY
MAKING AN OFFER
Once you have completed our standard tenancy application form we will require an initial holding deposit of one weeks rent. This can be paid by bank transfer or by card payment over the phone or in person at our office. The one weeks rent will go towards your total move in cost. The holding deposit is fully refundable if the landlord does not accept your offer for any reason. The landlord will be given a maximum of 14 days to decide whether to accept your offer (or less if agreed). After the 14th day has expired, if the landlord has not accepted your offer, the holding deposit will be refunded to you. After entering into the tenancy agreement the holding deposit will either be fully refunded to you within 7 days or will become part of the total cost of moving into the property.
We may retain your holding deposit if:
1. You have provided false or misleading information that has been relied upon in making a decision to accept your offer.
2. You fail a Right to Rent check.
3. You withdraw from the agreement (unless the landlord acts unreasonably or imposes unreasonable expectations that you were not aware of)
4. You fail to take reasonable steps to enter into the agreed tenancy and the landlord and agent have taken all reasonable steps to enter into the tenancy.
The Security Deposit will usually be equivalent to 5 weeks rent and will be transferred to, and held in, one of the Government approved deposit schemes: - Deposit Protection Service / MyDeposits / Tenancy Deposit Scheme
You will not be charged any upfront fees for entering into or leaving the tenancy.
You may be charged up to £50 + VAT (£60) if you request a change to your tenancy during the tenancy term.
You may be charged an early termination fee if you leave before the end of your tenancy. This will be limited to the landlords additional fixed costs not exceeding the financial loss that your landlord has suffered in permitting, or reasonable costs that have been incurred by the agent in arranging for the tenant to leave early
You may be charged for the replacement of lost keys or fobs during the tenancy.
Non Assured Shorthold Tenancies
Fees will apply if you are renting a property as a company let or a non-assured tenancy. Fees for this type of tenancy are:
