Our client, a high-end prime central London estate agency are recruiting for an experienced Property Manager to work in their busy Property Management Department in their prestigious Chelsea office. The successful candidate will manage over 50 properties across London, and work alongside their Lettings Department and assist with 200+ properties. At least 2 years’ experience in property management is required. The Hours Monday to Thursday: 9am to 6pm Fridays: 9am to 5pm Details of the Position: Base Salary: £25,000 - £28,000Commission Structure: Will be discussed at interview stageHolidays: 20 days of holiday + all statutory holidays. Increases to 25 paid days after 5 years. Requirements: 2yrs+ of AST property management experience Strong interpersonal skills for dealing with an array of people including Landlords, tenants and contractors Able to work well under pressure Highly organised Confident in dealing with HNW clients Computer literate with good working knowledge of Office, Excel and Word Previous experience in Property Management necessary Experience using RPS and CFP desirable Responsibilities: Booking contractors as necessary e.g. cleaners, plumbers, electricians Project manage works – from small remedial works to large projects and refurbishments Draw up plans for future works so there is an estimated timeline and budget Booking all inventory check-ins and outs, notify the landlord and tenants (though CFP) via email – the rentals team will notify you of all the information (we book most non-managed and all managed properties) Complete name changes for all utilities at the beginning and end of tenancies Ensure all laws and regulations are adhered to – including each property, the office and the contractors Keep landlord Gas safety reports up-to-date at all times Keep all files up-to-date – correspondence sent and received Booking pre-tenancy cleans, PAT/ electrical test, smoke/ carbon monoxide test, gas safety’s where necessary Visit the properties up to 4 times per year – checking the condition and report any noticeable issues back to the landlord, along with quotes etc. Chase Landlords for funds (via email) when necessary Put invoices on CFP and keep an eye on whether they have been paid – pass to accounts for payment Void management – collecting & forwarding post to tenants/landlords, check property is in good order whilst vacant, pay bills (if agreed beforehand & have funds) Update payment spreadsheets – log invoices and payments dates Help negotiate dilapidations and process all confirmed deposit returns (through CFP) Lettings Consultant - Rotherhithe UK, London, SE London Estate Agency £20k basic + Comms (£45k OTE) Lettings Negotiator needed to join a well-established estate agency in Rotherhithe, SE16.
